Six Questions Your Red Roof Inn Franchise Financial Model Must Answer

We built this franchise unit financial model using detailed research on the economy lodging sector. Key assumptions, including $1.2 million in transient room revenue and a total 8.5% brand fee structure, are pre-populated and fully editable to fit your specific territory. This tool provides the data-driven clarity needed to move from a business plan to a signed franchise agreement.

Profitability Timeline

The unit reaches profitability in March 2026, just three months after launching. With year-one EBITDA projected at $1.12 million, the model shows a strong trajectory as corporate contracts ramp up in June 2026. Efficiency in the first 90 days is the key to hitting these numbers.

Improve Unit Profitability

  • Secure airport corporate contracts
  • Optimize housekeeping labor hours
  • Control guest amenity waste
[dynamic_pic9]

Capital Requirements and Allocation

Launching this unit requires a total initial investment of $850,000 for capital expenditures plus a cash buffer. The largest outlays include $350,000 for leasehold improvements and $250,000 for guest room furnishings to meet brand standards. You will also need to cover the $30,000 franchise fee due in January 2026.

Major Capital Uses

  • Leasehold Improvements: $350,000
  • Guest Room Furnishings: $250,000
  • Front Desk Systems: $80,000

Return on Investment Analysis

This investment offers a 9.97% Internal Rate of Return (IRR) and a 7.41% Return on Equity (ROE). The payback period is remarkably short at only 2 years, meaning you recover your initial capital quickly compared to other hospitality segments. Fast payback reduces your long-term risk significantly.

Investor Metrics

  • 9.97% Internal Rate of Return
  • 2-Year Payback Period
  • 7.41% Return on Equity
[dynamic_pic11]

Break-Even Revenue Level

You hit the monthly break-even point in March 2026. This depends on maintaining high occupancy for transient rooms and managing the $15,000 monthly facility lease. Volume is your biggest lever, as the 8.5% brand fee and 6.0% booking commissions eat into every dollar of revenue.

Reach Break-Even Faster

  • Aggressive pre-opening marketing
  • Minimize initial front desk FTEs
  • Negotiate utility deposit waivers
[dynamic_pic12]

Cash Runway and Liquidity

The lowest cash point occurs in March 2026 with $421,000 remaining in the bank. You defintely need to maintain this buffer to handle the timing gap between opening costs and the start of corporate contract revenue in June. Tight cash management during the first 120 days prevents emergency funding needs.

Protect Unit Cash Flow

  • Phase furniture deliveries
  • Delay sales manager hire
  • Manage linen inventory levels
[dynamic_pic13]

Scenario Sensitivity Analysis

In a high-growth scenario, revenue climbs to $4.49 million by year five, doubling your annual EBITDA to $2.22 million. Low-case scenarios usually stem from poor occupancy or high labor costs, which can delay your 2-year payback. Execution at the local level determines whether you hit the high-margin projections.

Improve Odds for High Case

  • Maximize pet-friendly marketing
  • Incentivize repeat business
  • Maintain high curb appeal

ONE At A Time now
Color: Aqua, Size: 2 Bowls
Thankful I bought two sets for this family of 4. Quite inconvenient to be able to make 2 people their ice cream while 2 others wait (or change their mind while waiting) Makes no sense why this set comes with ONE CHURN. Recipe booklet was minimal I got more from YouTube. Lids should come with the kit not separate. It was exciting to make yet disappointing we had to take turns and couldn't work together all at once. Ice cream was good, soft serve preferred.

Small Investment with Great Results
Color: Aqua, Size: 2 Bowls, Color: Aqua, Size: 2 Bowls
I'm just getting into making ice cream at home and after doing weeks of exhaustive research, including probably 100 hours of YouTube videos (I know, I have a problem, but the research is for me a big part of the fun), I was ready to set my budget at between $200 and $400 for a compressor ice cream machine. Then I ran across this Dash My Cup Set. I returned to YouTube and after just a few videos I decided that for a small fraction of my initial budget I could "get my feet wet" with the My Cup. Another deciding factor was that the Freezer Mugs were small enough to not sacrifice too much of my freezer space. I've made several batches of ice cream using both the included recipes and some I have found online and I must say, the results have been fabulous. Sure the finished ice cream right out of the machine is a soft serve consistency but after a couple of hours in the freezer you will have ice cream firm enough to form excellent scoops. Just be sure to follow good recipes otherwise you may end up with ice cream hard as a rock. So learning a bit about the science of ice cream is critical for good results. Although the portion size is small, it's actually bigger than I expected. I'm an ice cream lover and sure, polishing off the entire batch in one sitting is no problem but, I am definitely satisfied with the amount. And if you opt for the Set with the extra mug, you'll always have a mug ready for your next batch. Definitely the way to go in my opinion. The My Mug is very well made (as are most of the Dash products of which I have an Egg Cooker and a Waffle Iron) and the motor will turn the dasher through the thickest of recipes. If you overload with mix-ins it might run into difficulties but otherwise you're good to go. Will the My Mug be the "end game" ice cream machine? Probably not. But for a small investment I can experiment with different recipes and see where this new found hobby takes me. And even if I do get a larger, fancier and more expensive machine in the future, I will probably keep the My Mug anyway to test out new flavors. This way I can see what I like without wasting too many ingredients.

Not bad for an inexpensive ice cream maker
Color: Aqua, Size: 2 Bowls
For something this cheap, it’s definitely not that bad. The directions are easy to follow but I went and put the ice cream in the freezer for at least 30 mins more to cool the ice cream to the perfect consistency and it turned out great! After I made vanilla ice cream from the recipe in the book, I started concocting my own recipes and everything has turned out yummy!

Better than my $100 coffee maker!
Color: Black, Style: coffeemaker
Bought this to replace a very expensive coffee maker that broke after a year and a half. Works excellent! Freed up so much counter space. Saw complaints about the hot plate peeling so I always make sure the bottom of the coffee pot is dry and have had no issues. No leakage as long as the basket is in correctly. Love this simple yet very functional coffee maker.
